Over the past several months, SethiG has been actively exploring shophouse investment opportunities in Bangkok’s dynamic Sukhumvit corridor—focusing on assets with strong long-term yield potential and strategic location value.
One such opportunity recently came our way via CBRE Thailand: a shophouse in Sukhumvit Soi 31, a neighborhood we know intimately. In fact, this particular unit is part of a larger development originally built in the late 1980s by Siam Commercial Land & House Co., Ltd.—a company fully owned by Mr. Amrit Sethi, grandfather of our Managing Director, Tharin Sethi.
Today, the complex remains a vibrant and highly desirable asset, home to a curated mix of popular F&B and lifestyle concepts such as Holey Artisan Bakery, CreativiTea Haus, The Bibimbab, and OFTR—each contributing to the location’s ongoing relevance in a rapidly evolving urban landscape.
The unit under offer features a 3.4m frontage on 29 SQW, with 3.5 floors and a total GFA of 208 SQM. Originally sold in 1989 for THB 3.8 million, the recent offer came in at THB 35 million—representing an unrealized capital appreciation of approximately 821% over 36 years, or a 6.61% annual CAGR, not including rental income collected over the years.
Naturally, we shared the offer with Mr. Amrit Sethi himself. His response was simple and warm:

While we’ll likely pass on the acquisition this time, the moment was a meaningful one. It served as both a proud reflection on our family’s legacy and a reminder of how thoughtful urban development can stand the test of time.
